Apartment Cleanout Cost
in San Francisco

Whether it's a move-out, an estate, or a unit turnover, an SF cleanout is priced one honest way — by how much of the truck your stuff fills. Here's what each size actually runs in 2026, why the city's free program can't do it, and how the crew handles the part that makes SF hard: the stairs and the hill.

SF apartment cleanout pricing

You pay for the space your stuff fills — a flat truck-fill rate, the same on the ground floor or a fourth-floor walk-up. A furnished two-bedroom usually takes more than one load.

UnitTypical cleanout price
Studio$295–$525 (¼–½ truck)
1-bedroom$525–$895 (½–full truck)
2-bedroom$895–$1,790 (1–2 loads)

By the truck (16 cu yd)$295 (¼) – $895 (full)

$95 minimum. The real driver is volume — we confirm the exact number from your photos and it doesn't change on the day. Full item-by-item pricing is in the SF cost guide.

Why Recology can't clear an apartment

Recology's free bulky pickup is a great deal for a couple of items, but it's capped at 10 items and two pickups a year — a one-bedroom blows past that on furniture alone. It's also curbside: you'd be carrying an entire apartment down your staircase and hill to the sidewalk, on the appointment's schedule, and it won't touch construction debris. A cleanout is exactly the job the free program isn't built for — which is why turnovers, move-outs, and estates go to a private crew. (More in Recology vs junk removal.)

What's included

The whole unit

Furniture, mattresses, appliances, electronics, and every box and closet — cleared and swept, not cherry-picked.

The SF carry

Stairs, Victorian walk-ups, and hill staging are included — no per-flight or walk-up surcharge. A building COI when it's required.

Donation & recycling

Working appliances and clean furniture go to donation where feasible; mattresses recycle through California's program, metal and e-waste per state rules.

Frequently asked questions

How much does an SF apartment cleanout cost?

Studio $295–$525, one-bedroom $525–$895, two-bedroom $895–$1,790 (one to two loads). $95 minimum, priced by truck-fill from your photos.

Can Recology do it for free?

No — the 10-item, two-a-year cap doesn't cover a whole apartment, and you'd carry it all to the curb yourself. A cleanout needs a private crew.

Do you do move-out and estate cleanouts?

Yes — move-out, estate, and turnover cleanouts citywide, same-day available, with the stairs-and-hill carry included and a COI when your building needs one.
