What an estate cleanout costs in San Francisco
Every figure here is our live San Francisco price. The minimum is $95 per visit. A quarter truck is $241, a half $431, three-quarters $587 and a full sixteen-yard load $732. A one-bedroom flat’s worth of furniture works out at $560. You will know your number before anyone sets off.
The price is agreed before we set off
Describe the property in plain English — rooms, roughly what is in them — and we come back with a flat figure. That figure is settled before the truck leaves and it is the figure you pay. No hourly crew rate, no weight ticket, no revised total once the work has started.
The San Francisco truck ladder
Whole-property clearances are usually easiest to quote as volume. These are capacities, and we book the smallest share that holds everything.
| Share of truck | Capacity | SF price |
|---|---|---|
| Quarter | 4 cubic yards | $241 |
| Three-eighths | 6 cubic yards | $338 |
| Half | 8 cubic yards | $431 |
| Five-eighths | 10 cubic yards | $513 |
| Three-quarters | 12 cubic yards | $587 |
| Seven-eighths | 14 cubic yards | $661 |
| Full truck | 16 cubic yards | $732 |
Worked example: a one-bedroom flat
Sofa, a queen mattress with its box spring, the bed frame, a chest of drawers, a desk and an office chair: $560 as a list of named items. That is 5.7 cubic yards, so the six-yard three-eighths share at $338 also holds it. We quote both routes and you take the lower one.
Worked example: a family home
Twenty-five bags of packed material, a sofa, a large dining table and a large dresser: $725, one visit, everything carried out for you.

Storage units, if the estate includes one
A 5×10 is $360, a 10×10 is $531 and a 10×15 is $799. Quoted flat, emptied in one visit where the unit allows it.
Nothing leaves without your say-so, and you can go room by room
You point at what goes and what stays; if you want a room set aside untouched while we clear the rest, that is a normal instruction and it costs nothing. Plenty of estate clearances happen over several weekends rather than in a single day, and each visit is quoted on its own with the same $95 floor and no penalty for splitting the work.
No surcharge for stairs, hills or carry distance
Floor level, stairs, the walk from the door to where the truck can stop, the hill, the neighbourhood and how soon you want us are all set to zero in our pricing engine. A top-floor flat in Russian Hill is quoted exactly like a house with a garage in the Sunset. Tell us the access when you book so we send enough hands.
Condition never changes the price
Furniture that has been in the same room for forty years costs the same as furniture bought last spring. We price the space it takes on the truck, so nothing needs cleaning, sorting or making presentable before we arrive.
Disposal is inside the number
No tip fee, no fuel line, no per-ton charge, no environmental or recycling surcharge. One figure covers the crew, the truck and where everything ends up.
You do not have to be there
Many estate clearances are booked from out of town. Give us the access arrangement and a description of what is going, and the job runs without you in the doorway. The agreed price is confirmed beforehand and a receipt follows for the file.
Same-day and next-day, at no premium
If there is a listing date or a handover, tell us. Slots are usually available today or tomorrow and cost exactly what a slot next month costs.
A quote takes about a minute
Type "two-bed flat in the Richmond, furniture in every room, about twenty-five bags" and a flat figure comes straight back. No site visit, no estimator appointment, no callback queue. Call if you would rather talk it through.

Frequently asked questions
How much does an estate cleanout cost in San Francisco?
The minimum is $95 per visit and a full sixteen-yard truck is $732. A one-bedroom flat's worth of furniture works out at $560 itemised or $338 as the truck share that holds it; a family home with twenty-five bags, a sofa, a dining table and a large dresser is $725. Describe the rooms and we will give you the exact flat figure in about a minute.
Who clears out a whole house in San Francisco?
We do, right across the city and county on one price list. We bring the crew and the sixteen-yard truck, carry everything out ourselves, and haul it with disposal already inside the figure. You point at what goes and what stays, and if a room needs to be left untouched while we clear the rest, that costs nothing extra.
Can you clear a house in one day in San Francisco?
Often yes - a full truck holds sixteen cubic yards at $732 and we will tell you honestly how many loads a property is likely to take. If it suits you better, go room by room over several weekends instead: each visit is quoted on its own with the same $95 floor and there is no penalty for splitting the work. Same-day and next-day slots carry no premium.
Do I need to be there while you clear the property?
No. Plenty of estate clearances are booked from out of town. Give us the access arrangement and a description of what is going, and the job runs without you in the doorway. The agreed price is confirmed before we set off and a receipt follows afterwards for the file, so nothing has to be settled in person.
Do you charge more for a top-floor flat or a steep street?
No. Floor level, stairs, the walk from the door to the truck, the hill, the neighbourhood and how soon you want us are all set to zero in our pricing engine. A top-floor flat in Russian Hill is quoted exactly like a house with a garage in the Sunset. Mention the access when you book so we send enough hands.
What if the estate includes a storage unit?
We clear those too, at flat prices: a 5x10 is $360, a 10x10 is $531 and a 10x15 is $799, emptied in a single visit where the facility allows it. Book it alongside the property clearance and both figures are agreed before we set off, with disposal included in each.
